Its funny how I hadn’t made this connection earlier but it came back to me when I started to write this post. I visited one of my colleagues listings yesterday and you wouldn’t believe what happened.
Well you probably will, I was attempting to build suspense there, but this property is one of the luxury waterfront developments in Love Beach. If you’ve ever traveled to the Bahamas before and connected in Florida United States, you’ve probably flown right over these condos. The two communities I’ll mention in this post are marvelous developments. They both boast over 100 feet of powder sand beach steps away from your home, the sound of lapping waters from your bed and an elevated panoramic view of the turquoise Bahamas Waterfront.
So here’s what happened, an agent has a client looking for a condo between US$5,000 – US$7,000 per month to rent long term as he’s relocating here for work and in regular fashion I see what I have that fits the bill. Awesomely enough I had one listing that fit the bill in this price range that was available, an upgraded oceanfront condo. But wait there was another agent that had a similar listing in price and amenities available and so the battle of the condos begins. Which one will he choose, where will his new home be?
So while this other listing at Love Beach Walk (Bahamas Real Estate) wins out in size mine definitely wins out in decor. As a single floor unit some of the square footage lost in staircase at Columbus Cove was well used here at Love Beach Walk.
So the client was enamored with both units but space seemingly won the battle. So in his deliberation he wanted to have a friend come and offer a second opinion on both units to help him make a decision. Moving from Toronto, Canada to Nassau, The Bahamas meant that a beachfront property was definitely a must for him. Also on the must-have list was a place to store bikes and paddle boards, my unit is the clear winner there with a double car garage with tons of storage space for things like this.
So the battle continued. Let me try to wrap this story up, in closing he decided to go with the spacious unit as his second opinion friend ‘face-timed’ him and showed him a sizable laundry closet that could store a bike and even a paddle board.
I came along with buyer’s agent to see our mutual colleague’s listing, and size up the competitive property. And hence the subject line of this blog. The entry to this property greeted me with the most amazing island breeze accompanied by what struck my nose as a combination of scented cleaning solution and frangipangi a fragrant flower, it was like pure awesomeness.
But then as I made my way up three flights of stairs, decided not to take the elevator, and began my self-tour of this competing listing I felt confident I had this client in the bag, there was some unsightly work being completed in one of the bedrooms and the 1/2 bath near kitchen that rinked of an un-flushed toilet.
My whole post is around that one point; smell is so so so, important to a showing but important generally. You don’t want to touch be around anything that doesn’t smell good. But a good smell has an innumerable effect.
The connection, so just after this experience I spoke to my friend who I haven’t chatted with in a minute, a serial businessman and CEO of a company now doing business in Florida called Scentpressions a fragrance technology company. He has grown this business from his home here in the Bahamas to a six-figure producing enterprise doing business in two countries. He is the king of scents and I wanted his opinion on this topic of how important scent really his.
“Scent is often understated, people place a high premium on visual and even auditory stimulation but little value on scent. Studies show a direct correlation between scent and perceived value, meaning the better the smell the more valuable it appears to people”, says Damalus Curry.
So in closing be sure that in addition to staging your property for showing ensure the first smell your prospects experience is a good one. It could cost you big bucks.
